The last few days were very rainy in Maryland. Despite the weather, the market is still moving! After ratifying a contract this weekend, I thought I should address why a rainy day can be an excellent day to tour a property. Touring homes in the rain can be quite beneficial and might even save you time, money, and potential headaches down the road.
Rain reveals issues in and around the home that might otherwise go unnoticed during a visit on a beautiful day.
- Puddles can highlight drainage problems or poor grading around the home. Water pooling near the foundation can cause water intrusion in the basement. Sometimes the fix is as simple as repairing a downspout.
- Roof Leaks are much easier to spot when it’s raining. We saw a property recently that supposedly had a new roof. Turns out, their contractor wasn’t very good and on that first rainy day, water was pouring into the attic.
- Basement Flooding may become more apparent during heavy rain. Leaky basement windows and deteriorated mortar can become very obvious with lots of rain.
For my farm buyers, keep an eye out for the following:
- Flooded Pastures can show drainage concerns or areas where water collects. Most farms are muddy this time of year, but it should be immediately apparent if there are areas that are of particular concern.
- Runoff can indicate how water moves around the property, which will affect future projects like arenas, barns, or pastures.
- Leaks in the barn roof will be very obvious and metal roofs are not cheap.
